These booking conditions (the "Booking Conditions") are between the Property Owners and the holidaymaker(s) who book the property ("the Property"). References to "you" or "your" are references to the person making the booking ("Booking") and all members of the holiday party.
Any Booking is subject to the conditions below. These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.
The holidaymaker ("the Party Leader") who books the Property accepts these Terms and Conditions on behalf of all members of the party and is responsible for all payments due from the party and for notifying the Property Owners of any changes to their travel arrangements or for cancellations.
The Party Leader must be one of the party travelling and be at least 21 years of age.
A deposit of 50% of the full rental price is payable upon booking (the "Initial Deposit").
The balance of the monies due is payable 30 days prior to the commencement of your holiday.
If a booking is made within 30 days of the commencement of your holiday then the full rental amount will be payable at the time of booking.
You should carefully check the details of your Booking before making a payment, as well as the confirmation email and inform us immediately of any errors or omissions.
If any damage occurs during your holiday, then you should report this to the Property Owner as soon as possible.
At the end of the rental period you should leave the accommodation and fixtures and fittings in the same state of repair and tidiness as it was found at the commencement of your holiday.
If there is any breakage, damage or the cottage is left in an unreasonable condition to warrant additional or specialist cleaning then the cost of repair, replacement or extra cleaning will be charged.
Access to your accommodation on the day of arrival will normally be at 4.00 pm.
The Property Owners or their representatives will meet you at the property to give you keys or provide you with entry details and let you have all relevant information about the cottage and the local area.
You should vacate the Cottage by 10.00 am on your day of departure.
For bookings cancelled up to 60 days before the start of the stay, traveller receives a 100% refund. You are not charged any booking fees.
For bookings cancelled up to 30 days before the start of the stay, traveller receives a 50% refund. You are charged booking fees on any portion kept.
In the extremely unlikely event of having to make any changes to your booking, we will contact you as soon as is reasonably practical and inform you of the cancellation or change to your Booking. If we cancel your Booking, we will refund you any fees you have already paid to us. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).
You agree to any rules or regulations that may be connected to the Property and to ensure they are observed by all members of your party. You agree to leave the Property and furnishings, including all fixtures, fittings and ancillary items in a clean and good condition. You agree not to cause any damage to any part of the Property, nor do anything that may bereasonably considered to cause a nuisance or annoyance to the woodland environment You agree to take all necessary steps to safeguard your personal property. You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property. You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs or in an emergency.
Our maximum liability for losses you suffer as a result of us acting in breach of these terms and conditions is strictly limited to the total fees you have paid for the Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaking these Booking Conditions. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us.
The Property Owners accept no responsibility for personal injury to the holidaymakers or loss or damage to their property or for other matters over which they have no control. Guests are strongly advised to take out their own holiday insurance.
Warm comfortable house, fully equipped ideal for all ages plenty of wildlife ie. birds deer pheasants. David and Sharon are very welcoming.

A fantastic stay for our family of 5 (including 3 children) at this lovely cottage. Woodland setting was both private and pretty - it was especially lovely being able to lie in bed and watch the autumn leaves drift past the roof windows. We arrived in the dark after a long drive, and it was wonderful to come in to a lit fire and a well stocked welcome basket. Sharon was a great host, and the cottage has many thoughtful touches. Local area had plenty to see and do. We particuarly enjoyed a day at Glamis Castle (the Queen Mother's childhood home), which had an excellent guided tour.
