Terms & conditions

These booking conditions (the "Booking Conditions") are between the Property Owners and the holidaymaker(s) who book the property ("the Property"). References to "you" or "your" are references to the person making the booking ("Booking") and all members of the holiday party.

Any Booking is subject to the conditions below. These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.

The holidaymaker ("the Party Leader") who books the Property accepts these Terms and Conditions on behalf of all members of the party and is responsible for all payments due from the party and for notifying the Property Owners of any changes to their travel arrangements or for cancellations.

The Party Leader must be one of the party traveling and be at least 21 years of age.

Booking and Payment

All bookings placed online from 02/09/2020 are automatically covered by Master Cancel protection. Master Cancel allows you to cancel your booking (excluding cancellation as a result of war, terrorism, nuclear radiation or radioactive contamination) from 60 days to up to 2 days prior to arrival date, for a full refund of the accommodation costs you have paid.

Master Cancel allows you to cancel and gain a refund if you need to cancel as a result of COVID 19 outbreak, as long as you cancel within 60 days and up to 2 days before arrival. There is no additional charge for Master Cancel protection, only cancellations confirmed in writing / via email within the 60 days and 2 days before arrival period are covered by Master Cancel. A refund will be processed to the guest who made the booking, and to the card linked to the booking, in approximately 14 working days

A deposit of 25% of the full rental price is payable upon booking.

The balance of the monies due is payable 30 days prior to the commencement of your holiday.

If a booking is made within 30 days of the commencement of your holiday then the full rental amount will be payable at the time of booking.

You should carefully check the details of your Booking before making a payment, as well as the confirmation email and inform us immediately of any errors or omissions.

Refund payments for cancelled bookings 61 days or more before check in date will be released to the cancelling guest within 5 working days of when the cancellation is made.

Cancellations 1 day prior to arrival will not be eligible for refund. Master Cancel protection only covers the cancellation of your holiday rental within 60 days and 2 days of arrival. It does not cover any other aspect of your stay at Monument Cottage.


If any damage occurs during your holiday, then you should report this to the Property Owner as soon as possible.

At the end of the rental period you should leave the accommodation and fixtures and fittings in the same state of repair and tidiness as it was found at the commencement of your holiday.

If there is any breakage, damage or the cottage is left in an unreasonable condition to warrant additional or specialist cleaning then the cost of repair, replacement or extra cleaning will be charged.


Access to your accommodation on the day of arrival will normally be at 4.00 pm.

The Property Owners or their representatives will provide you with entry details and let you have all relevant information about the cottage and the local area.

You should vacate the Cottage by 10.00 am on your day of departure.

Accommodation and Facilities

  • The accommodation is provided only for the persons named on the booking form. If you do wish to alter the name(s) of any of your party then the Property Owners should be informed.
  • Email notification is acceptable.
  • The number of guests should not exceed cottage capacity of 6 adults + 1 baby (sleeping in cot)
  • Towels and linen are provided.
  • Linen and towels are changed once a week.
  • Heating is provided at no extra cost, you should ensure as far as possible that when it is being used; doors and windows are not left open.
  • Smoking is not permitted inside the house.
  • Dogs are permitted - limited to one dog unless by agreement with the owners. Dogs are not permitted on the soft furnishing or allowed into bedroom areas.

Your Obligations

You agree to any rules or regulations that may be connected to the Property and to ensure they are observed by all members of your party. You agree to leave the Property and furnishings, including all fixtures, fittings and ancillary items in a clean and good condition. You agree not to cause any damage to any part of the Property, nor do anything that may be reasonably considered to cause a nuisance or annoyance to the woodland environment. You agree to take all necessary steps to safeguard your personal property. You cannot allow more people to stay in the Property than is expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property. You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs or in an emergency.

COVID 19 specific obligations

The party leader is required to follow current UK and Scottish Government guidelines in relation to COVID-19.  If the booking is affected by any UK or Scottish Government restrictions due to COVID 19, the owner will move the booking to another agreed date or will refund any money paid by the party leader.

You agree not to travel to Monument Cottage if you have any symptoms of COVID-19 or if you are aware that you have had recent (past 14 days) contact with anyone either displaying symptoms or has been confirmed by test to have COVID-19.

You must provide the names and contact details of all of your party as required by the Scottish government for the purpose of contact tracing.

If any member of the party develop COVID-19 symptoms while occupying the cottage, the party are requested to (if possible) arrange a test and then travel home immediately to self-isolate (according to Scottish Government guidelines) and inform the Owner. The remaining nights will then either be moved to an agreed date or refunded.

If any of the party are unable to return home and are required to self-isolate in the property, they will be charged for the total stay, plus any money required to be refunded to other holiday makers affected by cancelled bookings. Pricing will be at the rate stated on Monument Cottage web site.

Our Liability

Our maximum liability for losses you suffer as a result of us acting in breach of these terms and conditions is strictly limited to the total fees you have paid for the Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaking these Booking Conditions. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us. The Property Owners accept no responsibility for personal injury the holidaymakers or loss or damage to their property or for other matters over which  they have no control (this does not exclude your statutory rights)
